Grundfos has reported strong growth in demand for modular packaged systems, with sales in the three years to 2025 more than three-and-a-half times higher than during the previous four-year period.
Overall, the company’s UK modular package sales increased by almost 250% between 2021 and 2025. Grundfos said this reflects a broader shift towards factory-built infrastructure across the building services sector.
The trend is being driven by a combination of ageing building infrastructure, tighter project timelines, increasing sustainability requirements, and growing pressure to minimise downtime during retrofit and upgrade works, it noted.
According to Grundfos, modular systems are gaining traction because they can be designed, manufactured, assembled and tested within a controlled factory environment before being shipped ready for installation.
Pieter Swart, Grundfos’ head of specification, Fire & Modular Systems, said: “Commercial buildings are under growing pressure to modernise infrastructure while maintaining day-to-day operations. In many cases, traditional on-site installation approaches can create disruption, particularly in complex or space-constrained environments.
“Off-site engineered systems allow much of the design, assembly and testing process to happen in a controlled environment before equipment even arrives on site. That helps improve efficiency, quality assurance, and safety, while also reducing installation complexity and project disruption.”
Grundfos noted that demand is particularly strong in retrofit projects, where existing plant rooms often present challenges around access limitations, ageing infrastructure and maintaining operational continuity during upgrades.
Gary Smith, contracts director at building services specialist ESG, added: “Offsite construction significantly reduces installation time on site, improves quality control and minimises disruption for our clients.
“By completing much of the build in a controlled factory environment, we can deliver projects faster and more efficiently while maintaining consistent standards. Offsite build allows us to accelerate installation, reduce programme risk, and deliver a higher-quality finished product in less time.”
While modular packaged systems are seeing particularly strong uptake within commercial building applications, Grundfos said the trend is now spreading across multiple sectors as customers seek more integrated, ready-to-go solutions.
Pieter added: “As demand increases for retrofit and low-disruption upgrades, we expect modular solutions to play a larger role across building services and water infrastructure.
“The industry is looking for solutions that improve efficiency while reducing complexity on-site. The growth we are seeing in modular systems reflects a wider shift in how building infrastructure is designed, delivered and installed, with more customers recognising the benefits of factory-built solutions.”
