Building Regulations G3. Does this affect a like for like bathroom replacement in a domestic property (blending valve for both bath and basin TMV2/3) and if so, when did it come into force and do the local council building control know about it?

The new and amended requirements and new Approved Document come into force on April 6, 2010. The website address (below) provides a summary introduction to the new and amended requirements.

The final part of G3 is a new requirement intended to prevent scalding and requires that the hot water supply to any fixed bath in a newly formed dwelling must be designed and installed with measures to ensure that the temperature of the water that can be delivered to the bath cannot exceed 48oC. The final part of G3 applies when a dwelling is created through new-build or conversion. Local building control should know about these new regulations.
